    As for the financial straits of the Y, I guess we will just have to take their word for it.  They have not shared any detailed  indication of financial stress publicly, to my knowledge.   They must have burned through that $18 MM Amazon money pretty fast...

    But I guess when a South Charlotte Y needs a Glass Dome for its pool you have to make cuts and why not cash out one of the most diverse, community centered facility in the portfolio.

    Even a fraction of the attention could be paid on Romare Bearden and it would be an immediate change. 

    Being surrounded by billion dollar buildings full of big money corporate sponsors certainly enables that level of care. I think we can get closer to Bryant Park's level of activation with our current resources, but to your point we're probably a ways away from that level of polish.

    Growlers in NoDa has cask beers. Not quite convenient to you from the sounds of it though.

    Although I'm speculating, I think it's highly likely the SE location is changing their distribution priorities. I hear they are moving way more volume at the new location, like 50+ half barrels a week (which is a ton) and at higher margins than grocery store shelves.

    The Mural on the other side of the building by the Fire House/Station. It's an advertisement just like this one was initially (Stella Artois) until they converted it to the lotus version that was mistakenly painted over yesterday.

    I don't think Wells Fargo focuses much on interior finishes. Even their newer offices (I had the misfortune to work both in Ft. Mill and Ballantyne) don't focus any money on the experience and I'm confident if they occupy those spaces in 20 years, they won't be upgraded meaningfully at all.

    Great description, they could make a fortune renting it out to film production for period accurate depictions of office settings spanning late 90's to current. The trade floor on Hearst was particularly techno-futuristic with early Plasma TVs embedded in the walls and 10" TVs at every work station. Really would like to get a look at what Truist did with it. I see that art piece in the window and wonder what else they did with the space.

    Birdsong has a pretty big solar array on the roof. I hope there's still enough sun exposure remaining.

    Oh that's great news. Right now many of those lots are being used for Tractor Trailer parking which is a wonderful use of land adjacent to a station on our multi-billion dollar transit line.

    To me, this location is an easier sell than the lower tuck and they've done an awesome job with that project. Looking forward to seeing what materializes.

    It'll be a rough location for a while but it's near the LR as you mentioned and the relocated Manor Theater.  If flywheel ends up building out all of their planed development, buying there in the low 400s will result in big gains.

    "In deal with activist" to me means it 100% involuntary.  Hopefully the massively expensive and nearly constructed campus in Charlotte is enough of an anchor.

    Charlotte-Mecklenburg police officers witnessed a shooting at the intersection of Trade Street and Tryon Street. CMPD said a four-door sedan was sitting at the light on Tryon Street when the suspect got out and immediately fired multiple shots at the car. The officers immediately confronted the shooter, who took off running and was taken into custody. 

    This has got to be the dumbest place outside of maybe the airport to attempt to shoot someone. Between the various levels of BOA private security and constant police presence coupled with the mid workday time frame, I can't imagine any one getting away with it. 

  12. My hot take: Sycamore is the worst brewery in Charlotte proper and the can is consistent with their form over quality approach to beer(no pearl clutching here, I just think they're a gimmick).

    As a side note, I make the distinction of Charlotte proper to leave space for Primal, the worst brewery in Mecklenburg county.

    Not for sure but Riverside in its press release said "our national tenants are driving up to this market"   one of their anchors in Chicago is .....Bank of America.    BofA is doing a flight to quality new buildings everywhere from Houston to Chicago to even here in Charlotte.  Look they moved out of 101 Independence and the previously named BofA Plaza at the Square.  BofA leases a lot of space uptown but they own several buildings like BofACC,  1 BAC,  Gateway Plaza,  400 N Tryon building but they lease more space around town in 5/3 Tower,  the 525 Tryon building, Gateway Center,  WakeForest Center on N College and I am probably missing some places too.    They love to shuffle people around uptown too in different spots depending growth or no growth of that department.  

    This list is from 2015 so could be out of date from the Biz Journal about BofA space uptown:

    so to answer my own question could they move out of 2 or 3 places and anchor a huge new office tower.  YES

    I certainly think it's possible for BofA, but my doubts stem from the roles that fill out Gateway and Wake(the two least desirable offices in uptown). BofA typically only keeps profit centers in class A+ offices and Gateway & WF has few of those. I could see a push to get tech folks in a fancy office but that would be a change to the current model.  Someone buy one of the  JLL folks a few beers and get the scoop for us.

  15. I overheard a person(who can afford a $2.20 train ride) brag about how they simply leave a ticket unused in the mobile app and activate it when fare checkers approach. It's probably a waste of resources to constantly check tickets but the silver lining is that they are getting that idiot to buy more tickets.
