The only reason I could think it would be considered a landmark is because it was the first ever H-T store. I have no idea if it is actually a designated landmark, but I do know it was the first HT store.
The only thing stopping Teeter is the pedscape plan...and this dreadful economy.

Apparantly the Mechanical Contractors warehouse/office on Lamar behind Woodfield's new apartment complex is under contract. Anyone know the buyer?
We had it under contract for a while but we had to let it go. I am not at liberty to say who has it now...but it is not a familiar name to this group...and I would speculate that they are not likely to perform.

Most precast sections around here are made at that plant on Craighead near NoDa. I'd guess that if they are still going for some green credentials for an otherwise mediocre project, that this would be part of that effort.
Just my hunch, though.
The precast is coming from Spartanburg.

I followed up with my little bird.....apparantly it was a case of the loan being reduced and now there is a $$$ hole in the funding that will need to be filled.....I don't know if they are going to be able to find another lender to fill the hole, or if they are going to have to raise more equity/cash.
The gap will be filled with equity or mezz.

Ditto, DAC, this is exactly what I mean by "in the loop," as there is so little public information about this project, especially as this phase of construction is quickly "going vertical." Yes, aptman, we're aware that the "bunker" is a garage and will be surrounded by midrise stacked units. But we know little else. And with our small corner of Elizabeth about to substantially increase in size- over 200 residents- those of us who live and own nearby are eager to become acquainted with this project- its architectural style, floor plans, target market, etc. One only has to read this board to be more familiar with other area projects that are still in the planning or preconstruction phase. It also seems to me that the commuters who see this project going up might be interested in learning about what's happening, too. Maybe they might like to shorten their commute, who knows?
At any rate, as they say at Emil Faber College, "knowledge is good." I think knowing a little more about this project would be a good thing, not only as an across-the-street future neighbor, but just in general.
I hope the rendering helped to give you a feel for the architectural style. Atllvr was correct that the building will be similar to Camden Dilworth, but it will not be identical. We will be posting an updated color rendering soon and the property website is currently being designed and will contain all floorplans. We are also working on a banner & signage. Unlike a for-sale project, we do not put together a marketing package before we launch a project. Renters typically do not commit 12-18 months in advance so we put together our materials when we get closer to opening our doors, which should occur sometime in the 3rd quarter. The target market is young professionals and frankly anyone who has a desire to be closer to all the wonderful things happening in Elizabeth, PM, & Uptown. The unit mix is heavily weighted towards 1BRs and the average unit size for all 267 units is 900 sf.

Here is a rendering of Woodfield's 267-unit apartment project on Hawthorne....I suspect this is looking from the intersection of Hawthorne and Sunnyside.
I'm REALLY hoping that's Hardi-Plank and not EIFS above the masonary....I think it will be, but it would be nice for confirmation.
You have confirmation, hardi-panel no EIFS.

Of course the trees will be banded...any day now...if it has not occured already...just as we took the came precaution last year. We have been working with an arborist since we first began designing the project. We are making every effort to save these trees and would not go through the trouble of working around them throughout construction if we were not going to take the necessary steps to protect them. The locations of the existing trees actually drove the configuration of our building.
The "bunker" of course is our parking garage. I understand that it is not the most attractive work of architecture any of us have ever seen, which is exactly why we are completely enclosing the garage with our apartment building.
I would be happy to "bring you into the loop" if I knew the information you were seeking.
While we're on the subject of trees, I would like to see the developers of the Woodfield/Elizabeth project on Hawthorne band the several remaining grand old oak trees. Those trees have been limbed-up, and with the stress of drought and construction, I'm worried that canker worms will finish them off. To those who read these posts and who have a vested interest in the Woodfield/Elizabeth project, I say the following:We are your neighbors, and we are watching what you do as well as listening to what you say! We'd appreciate being brought into the loop- as opposed to having to respond, "I don't know" when asked the question, "Hey what's with that bunker going up across the street from you guys?"
Now I wonder when or if those trees will be banded?

Yes, it's exciting to see the big crane and heavy equipment around the construction site and feel the condo rattle with each new load of gravel dumped, but as a neighbor directly across the street from the Woodfield Elizabeth project there are a couple of concerns I hope will soon be addressed by the developer.
First, I'd like to know the the point(s) of ingress and egress from the apartments. The Hawthorne Avenue side that lies adjacent to the bridge was the former driveway for Party Reflections. Is this also to be the entrance into the parking deck? I am concerned that the addition of 200+ vehicles could pose some logistical nightmares for those vehicles traveling & turning on Hawthorne Lane......
For a number of reasons, including your concerns about direct access to Hawthorne, we placed the garage entrance on Lamar.
The streetscape for the entire area is governed by the Sunnyside Pedscape & Land Use Plan, which can be found on the planning dept's web site...

Hmmmm........I know there is a Woodfield lurker on this board. I think can safely say that he'd want it to be clear that Flaherty and Collins is just building Woodfields deal, not developing it.....
You are correct sir! And a fine job of building they are doing...so far.
^they've broken ground, started moving dirt, and done some work with some utilities near the road (completly destroying the root system of the street trees that they were making a gesture to save by the way)We will save the trees, Conformity's arborist will make certain of it.
I found this bit of information interesting:Flaherty & Collins is the fee developer for Woodfield Investments' The Elizabeth apartment complex on Hawthorne. F&C is the developer of 210 Trade. They are also apparantly going to fee develop apartments in Ayrsley which should start within the next couple of months.
EDIT....Speaking of which, is there any noticable work on either The Elizabeth or Faison's condo deal across Sunnyside? Photos anyone?

Curiosity got the best of me today.... so I walked across the street & spoke w/ grading contractor, who said project would feature 2 midrise units w/ below-grade parking garage in-between. He also said they were to be condos, but I wonder if he knows. Looked on KivaNet to no avail. Where would the plans be, I wonder?
The neighbors are all curious. Plus with 300 or so new residents, maybe Whole Foods might rethink? Just dreaming.......
The development consists of one contiguous 4&5 story building with a total of 267 apartments encircling a 5 level structured parking garage. We too would be ecstatic if Whole Foods would reconsider.

Woodfield Elizabeth....it's being developed by the remnants of Summit Properties that were cast aside after Camden bought them and decided it didn't need a development team in Charlotte.
We were not exactly cast aside...we all chose to leave on our own accord.

The 3 months free is prorated and significantly reduces monthly rents but the prices you quote are higher than the "starting" rates ever contemplated, not sure where you aquired this info. The pet rent is negotiable and the amenities offered are much more extensive than you have mentioned. Keep in mind the proforma was written 3 years ago when the economy was strong and the future looked bright...these deals don't come together overnight. It surprises me that advocates of urban neighborhoods would poo-poo this location when the only thing that happens when this project is full is that the neighborhood becomes stronger, local retail is suported, and blight is forced to find another home. Would you prefer the previous uses remain decaying forever? If you want to see new investment in the neighborhood, you are going to have increased prices...that's just the way it works...these are natural market forces.
