  1. I am going with a conventional first and a second from Chase. They seem to have been the most responsive. Pinnacle misplaced my paperwork and wouldn't return my phone calls--I guess they were too busy. I had a commitment back in August even with keeping my condo which I have since sold but it was difficult structuring it even with my 803 mid FICO score. I should be closing after December 1 (when FNMA and FHLMC announce the 2008 Loan limits) which hopefully the maximum conforming loan amount increases above $417,000. Chase will then increase my 1st and decrease my 2nd based on the loan limit changes.

    I did the same thing. I got 6.25 on the first and 7.1 on the second. Not too shabby in this environment. I got the nasty surprise that hoa was not 563 as they told me originally but 768 - almost 40% increase! The taxes are going to be scary as well. Mine will be 900-1000 a month. Life in the big city.

    is the bathtube same as the one the show at the showroom?

    I haven't been to the showroom lately. My unit has a Jacuzzi brand tub. If I recall, the showroom has the overflow tub which is only in the penthouses. I hear they are reconfiguring some of the unsold units - don't know if it's true.

    Thanks - the walkthrough was surreal. The west facing view was a lot better than I thought it would be. The Cyber cafe is awesome as is the gym. The gym across the street won't get much business from Vue tenants. I can't wait to see the unit at night!

    My closing date is 10/29, move in 11/12. The bank is still jerking me around - 20% down 800 fico.

    A year ago the same institutions were giving jumbo loans to people that couldn't qualify for a discover card.

  4. Out of all the things to keep in line with the final renderings they chose the furniture. Its the exact color and design as everything in the renderings.

    Really? Which company? I work in I.T. with Fidelity Investments - They are establishing quite a presence in RTP. We've pretty much taken over Nortel 2 off of Chapel Hill Rd. We are building a new campus scheduled to open in 2010 I think.

  5. Does anyone have a closing date yet?

    I received my closing date yesterday. They were supposed to call me because I work out of state but, well, you know the rest. I have unit 17 C2 and my walk through is 10/22, closing 10/29, and move in 11/12. This is going to be a pain - I work in the RTP in NC...

    What is a CO?

    The letter they sent announcing the delay was hilarious. They blamed the delay on the current mortgage market and thought it would be in the best interest of the buyers to delay their closing by 2 weeks. They made it sound like it has absolutly nothing to do with the building still being under major construction...They don't even have the exterior elevator down yet and they wanted to start closing next week. What a joke...I think the developers panicking to get everyone in by 12/31/07 so people will not walk and get their deposit back...

    You got a letter? My unit is on 17 and I have yet to receive anything in writing. I wanted to drop a name from the contract and they said - sure - call Elaine - what used to be Parsons I think - now I don't recall what her married name is. I called twice with detailed messages with no response back. With financing the way it is, this is very shoddy treatment. Fortunately it seems to be working in our favor since the interest rates are trending down.

  7. Here are some Pool Pics from Sunday. Looks like we will have a nice view toward Lake Eola. To the South a terrific view of the Dynetech building...... and nothing else of S.W. downtown.     Do you think they will add the purple band upon completion...it was the only exterior aspect of the building that made it unique, otherwise it looks like a typical rectangular building.

    I was up on my unit on the 23rd floor B8. and i can tell you that suntrust will be blocked but the Solaire and th55 west will still be in our line of sight. At least from my balcony.

    I haven't been up there yet. How are you getting up there???

    Nice photos. I especially like the last one from across the lake. If uptown ever gets going that will be an awesome vantage point.

    Thanks - I hope you're right. I am waiting for the corridor to open up to Winter Park - what we've heard of that sounds really nice. I already have my Vespa.

  9. Hello everybody. I've been lurking for a while enjoying the banter and insight on this forum. My wife and I are buying unit 17-C2. We locked in first tier pricing in 2004 so hopefully no matter what happens with the condo market, the worst thing will be to get our money back in the unlikely event we have to sell. We have been worried about the Dynetech building but we were looking yesterday and I can't see where Dynetech is going to totally take the southwest downtown view. Plus it looks like a pretty cool building to look at as well.

    Here are some pics I took yesterday. I've been taking them since before ground breaking and have hundreds(maybe a thousand).
