Okay - I noticed something somewhat odd and certainly interesting. Looks like some kind of portable "crane" was visible downtown - my best guess would be somewhere in the vicinity of 6th and Franklin (just guessing). Is there anything going on with that old parking garage building that's being taken down to be replaced by the nine (it's really 10) story apartment building?
What's weird is the "crane" materialized for a few hours today (I don't remember when I first saw it) -- and then it disappeared. I snapped a screen shot of the TV-8 weather cam at about 2:40 EST - and then another screen shot around 5:20 EST. So - my guess is whatever this is was up during the afternoon. I don't recall seeing it in the morning.
Anyone know what might be going on downtown?

It appeared to be HVAC replacement on the Theatre Row building, when I drove by the other day.

I just ordered what is probably my last one (they are quite good). The base is $12. I added feta for $1. With tax and 18% tip it was $17.74.Funny stuff, I looked up their Carytown menu and the gyro here at Hatch is $1 more than at their sit down place on Cary.
You gave me the same effect, hence having to look up my receipts. I think they own their spot in Carytown now, so probably have to charge more for rent and whatever operating fees Hatch adds. I miss when the Carytown location was more of a counter service joint with cheaper prices. The meals tax adds up fast, which has significantly cut down on my eating out in the City over the past few years.

I know there's some parking now, but I can imagine the people in Oregon Hill is going to have a fit over this once this really pull in big crowds of people (they already do it on days like this).
Where do people park now for River Rock, Folk Festival, etc?

It was nice being able to sit at the bar and the bartender could order food from the various vendors and bring it out to you. Made for some nice variety with ala carte food options.

Wording is jumbled, but I believe it is an 8-story hotel and a separate 7 story (listed in BizSense) mixed-use building.

Currently, perhaps not, but things are about to get much more dense just two blocks Northwest. There is also a Pulse stop next-door and a grocery store across the street (an amenity I would love to have).

Weird choice to level a bunch of houses just to replace an unnecessary road (the narrow portion of Rosedale). They adjusted the lanes and rebuilt the South-bound Blvd exit, so I wonder how much of this study is still actually in play.

Does anyone know what happened between 2019 and 2020 in RVA? I understand pandemic threw everyone a curve ball but I was under the impression even more people were moving here when pandemic started and at a faster rate...
US Census numbers have us "estimated" to be 229k in 2022 so we are "recovering" from the 2020 drop. That brings us full circle back to what I originally had in my latest post (see picture) that RVA is gaining around 8 people a day.

Not really a drop. 2019 used population estimates up to that point and then 2020 data comes from the, arguably inaccurate, 2020 Census Report.

That one is finally really moving along, though. Looks like the roof is in place and the extension is nearly structural completion.

Or we could stop letting them strip city hospitals when the city is rebounding. It is frustrating that, since Richmond started gaining population again, we have lost two hospitals (Metropolitan and Stuart Circle) and HCA has nearly gutted Retreat, never-mind having lost Johnston-Willis shortly prior.

Some of the apartments/condos may not be accurate, and I wasn't sure who the primary tenant on some of the "other" businesses are anymore, so looking for corrections from the community. Feel free to draw your own conclusions on what any of this means, just was curious how it broke down.
I used to keep up the Wiki, but fighting every update got irritating, so I gave up. I do still keep a personal spreadsheet (including CoStar FeetTM) going that I really should more into Google Sheets. For now, I hope this helps (definitely see some discrepancies in building usage).

I believe they built the garage when they downsized their property for the surrounding development. It certainly caught my eye back then.

It looks like it still has a decent size front lot for display. Rick Hendrick down the street appears to have a similar setup with a significant garage in back.

The experience is not very clear from the website when signing up, but the art experience is kind of interesting. Love the Blues nights there.

I hope it gets razed and the lot developed into something more useful.
Businesses and other organizations need physical branches for a lot of things.

As for the Toast, Marcos, Chipotle, Starbucks, etc. I agree the construction and density sucks. But man that area is a food desert. I understand many people look at this at the perspective of coming from Scott's Addition which is a foodie Mecca, but the city proper extends quite a bit ways past Scott's Walk. For those people having something within a 5-10 minute drive/bike ride other than WaWa is a sort of quality of life improvement that's hard to convey. I've never heard of Marco's Pizza, but I know there are a lot of beautiful neighborhoods in the city that can't get pizza delivery because they're just outside the range of places in the fan that cater towards a short delivery radius. I'm sure they would love to be able to grab a quick pizza for a family dinner.
It should create a nice respite from the higher density uses around it, much like our often mediocre uses of "Greenspace". Let's call it "Greyspace."

I wonder how long it'll be before we see significant movement on the BIG projects over in Manchester?
The Sampson Coatings plant is under demo. The 2nd floor portion overhanging the alley is now gone with interior preparations underway.
I also imagine Plant Zero's demo phase is nearing completion by now.
Unfortunately, I doubt we will see much action for Avery, Silos, or South Falls II for some time.- 2

Looked completely cleared last week, if I recall properly. May be some site work ongoing.
