I used to occasionally take the ferry when going on rural retreats in Surry. It takes about 40-50 minutes from Williamsburg to Surry, but going all the way around to the James River Bridge adds 30 minutes, not to mention almost 5x the distance. I would say it's essential to the well-being of Surry residents.

New Virginia Rules Target Cul-de-Sacs
There was an interesting front-page Metro article in the Washington Post that talks about new state regulations trying to improve connectivity among neighborhoods to reduce the burden on main roads, improve fire and emergency responses, and basically, to save maintenance costs.

I don't know if anyone else posted this, but this is unfortunate news. Forbes ranked Virginia Beach No. 1 for where homeowners are losing value the fastest - ahead of Orlando and Miami. They estimate that a whopping 34.5% of homeowners of the city owe more on their mortgages than their houses are worth.

I think a good example for Norfolk to follow with the St. Paul's Quadrant is a recent extension of Old Town in Alexandria called Carlysle (sp?) that is mixed-use and very dense; it fits in snugly with the surrounding area. It covers 82 acres and continues to grow.

I agree with Henry_Ryto - if someone posts their ignorance and no one deems it as ignorance, it casts a gloom and perpetuates ignorance; however, if it is corrected, the logic of progress and reason itself is revealed to those searching for a solution. (I didn't mean for that to sound philosophical.)

Yes, Coach and Forever 21 are among the new stores coming to Lynnhaven. Quite odd that A&F is closing at Lynnhaven - I expected them to do better at the Beach than in Norfolk. Maybe the police confiscating the 'racy' images had something to do with it?

Then again, CMSS did design City Center, so recycling is their status quo haha. I also apologize for not putting that news in the City Center thread .

The newsletter section of City Center at Oyster Point online has been updated with very interesting news for future office space totaling 500,000 sq feet. The last tidbit tells of an 18-story corporate tower and adjoining mid-rise building called "Metropolitan Place" intended to house a major headquarters or company of some sort - they call it the "capstone" development of City Center.

On a different story about support shown for a wider HRBT in the Daily Press, the online commentators seem overwhelmingly in support of public transit of some form rather than just expanding roads.

I visit Lynnhaven quite a bit since I work in the area. Since the mall was sold to General Growth Properties a few years ago it has not been the same. The quality of upkeep the prior owner had (Simon Properties) is definitely gone including keeping tables cleaned, floors swept and empty storefronts closed up.
The funny thing is, General Growth Properties owns Tysons Galleria here in Northern Virginia, THE most prestigious mall in the DC region with LV, Cartier, Burberry, Gucci, etc. Ironic I guess.

I agree with case, those modern designs are actually not that nice in real sight. I saw a new development in Arlington yesterday that looked very similar to those buildings, but surprisingly, I didn't like it. It felt and looked too sterile.

Some of you probably already knew, but I e-mailed Chipotle asking about them about the Hampton Roads area. I received a reply that said if all goes as planned, Chipotle will be in Hampton Roads around mid-next year.

Oh ok, I see. I understand there are middle class neighborhoods, but I guess I didn't understand the scope of it, though I did know it was nowhere near high as nationally renown areas.
An interesting tidbit, is that as a matter of fact, Beverly Hills' poverty rate is almost 10%

This is a totally off-topic thought, but here goes.
I've always wondered why North Virginia Beach doesnt have some type of general and broad nickname to denote its wealth, kind of like a miniature scale of 'The Hills' in Cali. Current descriptions seem too fragmented. I was thinking a catchy name might be 'The Necks' because of the obvious geography of that area.
