  1. Yeah there is a Target on its way to Pooler - at the intersection of Pooler Parkway and I-16 - its in the 16 West Development... heres a rendering of the target and the site... its 1.4 million square foot of retail ......

Have they even broken ground on that site?

  2. yeah its a supercenter, from what walmart says both walmarts should be fine! maybe they are banking on the goldey station area staying at the walmart close to 95 & adding the highlands population to that store becauses its only coming down benton..... and as for the pine barren walmart - have all the homes on pine barren and the other side of pooler maybe.. and some off of 16... walmart is nuts id say .... but hell bring it on - if they want a walmart 4 miles from each other thats more big boxs for pooler.... and they have made it a point that both walmarts will be open and working....

I think there should have been a Target to compete in Pooler.

  3. hmm i wonder how tall he will go. i'm crossing my fingers for another downtown highrise here lol. yeh savannah is really moving up the charts in terms of having a great downtown with alot of class. Savannah river landing will add to everything at least doublefold, especially in potential for that side of town. call me crazy, but i think in 15 years the MSA will be second in georgia. think about it, the 2006 estimat is like 320,000 - 330,000 , and in 5 years its supposed to be like 350,000 - 360,000. and its an ever increasing amount of growth.

I'm not sure, I really think we will remain in 3rd place(though perhaps not as distant) It seems that Augusta grows at about the same pace(probably slightly less) and it's already far ahead. We'd have a real chance if we incorporated more counties which seems unlikely.

  4. its totally diffrent, what i was talking about is the actual rstoration of the street itself, i think they are putting in a median. however along with that goes all these developments. thats a good find you made, exciting news. mlk is going upwards, and there isnt anything to stop it lol. 109 investment told me about a bunch of hotels and such going up on mlk and i noticed another 4 - 5 story buildning going up next to the savannah station a couple weeks ago.

You know what, speaking of midtown and southside, I think Stephenson Avenue has become quite attractive for the most part, even though that development is somewhat suburban in nature. And that medical park adjacent and/or across from Candler on DeRenne is quite neat looking. Midtown/Southside is becoming quite attractive. Now, what will become of Middleground Road? <_<

  5. the_residence_of_sun_river_development_227_w_montgomery_crossroads.jpg

    The Residence of Sun River

288 fully furnished independent senior apartment/condominiums....off of Montgomery Crossing Road and Abercorn Street. Redevelopment of Savannah's Southside & Midtown is gaining ground.......

on 17 acres ...... looks like behind the Hoover chrysler

btw, this is a 45 million dollar build-out........speaking of 45 million, Chatham Plaza on Abercorn - recently sold for 45 million to Kimco Realty, a New York based shopping center buyer.....

There is a little construction site across from That shopping center at the beginning of Eisenhower(when you get off of White Bluff). So far, signs only indicate two Asian(I believe Japanese) Restaurants.

  6. It would help alot if we could bring in a couple large corporate headquarters, thats something savannah lacks downtown.

Yeah, but they would probably want a skyscraper, which downtown can't have. Guess we may have some "historical" limitations.

  7. actually last i heard savannah had a $16,000 per capita income. you might want to doublecheck your facts and use a diffrent source, i dont think it has increased tht much.

Yeah, you are right. You do have to cut the 61,000 in half. It's about 30,000(or 32 according to your data) per household.

It seems Ga. as a whole is somewhat low. But I guess the low cost of living makes such income levels usable/manageable.

I'll guess there are a lot of single people in Savannah, not to mention the poverty level may also be reflected in this statistic. And honestly, I didn't really state anything as a fact. I really believed that the average person in Savannah makes like 20-30,000. The 25 poverty level may seriously skew it left, however it would be very inaccurate if we excluded 25(give or take some) percent of the population. 16,000 is a bit low. It probably still falls below the state average. Savannah definitely needs some higher paying job oppurtunities. However, we need a well-educated population to attract such oppurtunities, meaning the school system needs to improve.

  8. Where are you getting your info about Savannah's average household income? It sure as heck isn't that high. Cut your figure in 1/2 and you'd be a lot closer to the actual number. That's one reason why Whole Foods isn't here: the median income is too low for them to open a store here. Which is another reason why you won't see a Saks or Nordstrom here as well.

Keep in mind that the figure includes "everyone" in the household. Like 2 spouses, that means like 30,000 a piece which seems about right. That is sort of low. Not to mention that this number probably includes extremes on both ends.

  9. You read my mind cocateho, I was just thinking about a Imax theatre in Savannah. Im here in Tampa for some training and the place across the street is Imax... its located in the channelside district downtown tampa.... I was thinking maybe a new movie theatre for Savannah with Imax should be in the Downtown area - probably the Savannah River Landing...... thats gets locals down there also and tourists that want to catch a flick while in town.....we really need one, do you know if Hilton Head was one, if not - its a shame someone hasnt thought about bringing one in the area.......

If you are in Tampa, there is of course one(IMAX theater) at MOSI(their museum of science). I've been there before and it's awesome. I can imagine there being another in that metro area(which is pretty big)

  10. Savboy, did you see the article in the SMN when the owners of starcastle wrote, that they have helped with the issue by hiring off-duty cops inside the building, but they cannot control these kids once they leave starcastle, they went on to say that its parents fault for not being there afterwards to get there kids or just not raising them rite..... ...........

Nope, but I wouldn't blatently blame parents in that way now-a-days. Many teens are both stubborn and rebellious. Now picking the children up on time is something that the parents have power over. I suggest they exercise that power.

  11. yeh savannah needs more things to do. the younger generation at least is bored. they should have like a teens club or something downtown like hiphuggers but open to teens all the time, and they are in need of a concert hall in savannah too, and maybe and imax theatre.

However, teens have to act appropriately, or clubs and any teen oriented businesses will continue to shut down. That mess that often happens at Star Castle and the Mall Boulevard area makes me glad that I no longer go there.

  12. Yay. The 2006 county estimates are out! New census releases are like Christmas to me. Here's my quick calculations of the 2nd tier metros growth. As always, feel free to correct any inaccuracies, as these calculations were done pretty quickly...

    2006 Census Estimates:

    Augusta MSA: 523,249

    Columbus MSA: 288,847

    Columbus/Aub-Ope/Tusk CSA 437,222

    Macon MSA: 229,326

    Macon/Warner Rob./Ft. Val. CSA 381,641

    Savannah MSA 320,043

    Savannah/Hines-Ft. Stew. CSA 394,066

    2005-2006 Numeric Change:

    Augusta MSA: + 5,394

    Columbus MSA: + 6,373

    Columbus/Aub-Ope/Tusk CSA + 8,942

    Macon MSA: + 1,357

    Macon/Warner Rob./Ft. Val. CSA + 3,615

    Savannah MSA + 6,587

    Savannah/Hines-Ft. Stew. CSA + 8,800

    2005-2006 Percent Change:

    Augusta MSA: + 1.04%

    Columbus MSA: + 2.26%

    Columbus/Aub-Ope/Tusk CSA + 2.09%

    Macon MSA: + 0.59%

    Macon/Warner Rob./Ft. Val. CSA + 0.96%

    Savannah MSA + 2.10%

    Savannah/Hines-Ft. Stew. CSA + 2.28%

    2000-2006 Numeric Change:

    Augusta MSA: + 23,566

    Columbus MSA: + 7,079

    Columbus/Aub-Ope/Tusk CSA + 16,317

    Macon MSA: + 6,958

    Macon/Warner Rob./Ft. Val. CSA + 24,840

    Savannah MSA + 27,043

    Savannah/Hines-Ft. Stew. CSA + 29,152

    2000-2006 Percent Change:

    Augusta MSA: + 4.71%

    Columbus MSA: + 2.51%

    Columbus/Aub-Ope/Tusk CSA + 3.88%

    Macon MSA: + 3.13%

    Macon/Warner Rob./Ft. Val. CSA + 6.96%

    Savannah MSA + 9.23%

    Savannah/Hines-Ft. Stew. CSA + 11.00%

Why does it seem that my area(Savannah) is growing faster. At least faster than I would expect. It feels slow. I would also bet that the city limits lost population while metro and CSA grew. I stay in the city, maybe that's why I rarely notice growth(except for out in the GeorgeTown area).
